1. Home Inspection Prior to Listing Your Home:

A pre-sale inspection might cost a few hundred dollars, but it will be well worth the money. By identifying and addressing repair items ahead of time, neither you or your buyers will experience any surprises. You can make the decision to fix any major issues before listing your property, or price your property accordingly.

2. Home Appraisal Prior to Listing Your Home:

If your home has features that may increase its value, it's a good idea to have it appraised before going to market. An appraisal helps assure you don't overprice or underprice your home, and if your home is one of the higher valued homes in the neighborhood, it can help in negotiations.

3. Staging:

Statistics say staging your home will help it sell faster, and for as much as 6% more than a property that has not been staged. Buyers can see themselves living in the home since you're showcasing its best features and depersonalizing.

For a vacant property, virtual staging also is an option, at a fraction of the cost of staging. Don't forget to stage the outside. Plants and flowers can really help with curb appeal.

4. Require Buyer Pre-Approval:

Make it a requirement that a buyer is pre-approved before accepting an offer. Requiring a buyer to submit a pre-approval letter with their purchase offer can save you a lot of headaches down the road.

When an offer has a pre-approval letter included, you will feel secure that that buyer can buy your house. Make sure it is a pre-approval and not just a pre-qualification.
