First, I will make sure you are pre-approved to purchase a home. You'll know things like what types of loans you can qualify for and what the full payment will be, including the principle, interest, taxes and insurance. Once we know you're approved, we'll go house hunting and make sure you're fully aware about your neighborhoods, schools and anything else you'd like to know about the area. Then, I help you negotiate an offer in a way that is beneficial for you and the seller.
Once it's accepted and through attorney review, we're under contract. We open up escrow, give them your initial deposit, and start scheduling inspections and the appraisal. I am diligent about making sure you don't miss any contractual deadlines, so that you keep your deposit safe and you won't be at risk of losing it.
It's super important after the inspections to know what is customary to ask or not to ask for from the seller. We will be in constant communication with all of the parties in the transaction to ensure that your best interest is covered and that we can close and close on time.
