- Hi, I'm Danielle Scott with Keller Williams Realty. I'm here today with Gwendolyn Munoz. She is the owner of Essex Designs, it's a staging company that helps home owners and investors really look at their home in a different way to get it to sell faster and for more money through visual marketing. Many home sellers often wonder whether they should stage, is it necessary for them to stage, so Gwen's gonna walk us through some points. Gwen, how are you doing?


Gwendolyn Munoz:

- Very good. Well, the simple answer is yes, because it's the most strategic step home sellers need to make to market their home. But first, let me tell you how home buyers think. Number one, home buyers are going to be very selfish in a way that, well, they wanna see the property, if the property will suit them. And if you wanna get their attention, you need to understand what it is that they want. Home buyers don't want evidence of the current home owners. They don't wanna see a gallery of pictures, no matter how adorable they are. And they don't wanna see our trophies, no matter how impressive they are, or our collection of shoes or toys. If you ever bought a used car, clothing, or furniture, you need to need that it's still in good condition, right?


Danielle Scott:

- Yep.


Gwendolyn Munoz:

- You want to make sure it fits. You don't wanna think about the lives of previous owners. So to home buyers, our personal collections are simply disruptive in their home search and for the home sale. Secondly, home buyers don't expect homes to be perfect but they do expect them to be in move-in condition. They don't want to repair or remodel a home in order to move in. If they do, they will see repairs three times the actual cost. Besides the material cost, buyers will think about the labor cost, in addition to the time to repair or remodel. Buyers just want to move in, unpack, and move on with their lives. The third and last point I wanna drive through, and sellers, please make note of this, and that is, home buyers will pay more for a property that has been staged. It's true because when you stage, you are saving them time and money. A National Association of Realtors study has shown that staging a home increases the dollar value offered between one and five percent. Compared to similar homes on the market that are not staged.

- Thanks.. Those are really great points. It's always really important to really change the mindset of a seller so that they understand they need to see their home from the buyer's perspective. It's really important.

- Very important. Yes.
